I feel fortunate that so many of you rely on me as your expert in real estate matters. I pride myself in being knowledgeable and up-to-date on all real estate matters.

It occurred to me that this blog post is an excellent opportunity to discuss some of your questions.

In this post I will discuss two sellers’ questions:

  1. Is this a good time to sell, or should I wait?

The answer: Yes, this is an excellent time to sell. We have already discussed the incredibly strong sellers’ market-average market time 33 days, 70% of homes selling above asking price. As important, however, is CONTROL. Because of the strong markets, sellers get to control their transactions, from reducing or even eliminating loan approval, appraisal, and repair contingencies to long term rentbacks to facilitate finding and purchasing replacement properties. A seller in this position becomes a very desirable buyer, which can improve purchase price and give you a leg up on competitive buyers.

  1. If this is such a good market, should I even bother to fix up or stage my home prior to selling?

The answer, absolutely yes. We have an exclusive relationship with a company that will make improvements to your home at no upfront costs to you. The improvement can be anything from a couple of thousand dollars for paint and carpet, to major rehab (we just completed one project with a $176,000.00 cost-all applied from proceeds at the close of escrow). Our vendor has records that show that the average improvement adds 150% of that cost to the ultimate selling price. And the home sells much faster!
