The biggest questions I ever get are: 1. Should I buy now or wait?, 2. Should I sell now or wait?

The answers to both of these questions are surprisingly similar. The most important reason for buying or selling should be “It makes sense for me to do it now”. I f you are a buyer or a seller, there are any number of reasons to buy or sell that have nothing to do our current real estate environment. The reasons could be size of the home, location or area, job issues, tax consequences, lifestyle needs, and on and on.

Have you noticed that any of the above can affect decisions to both buy and Sell?

Bottom line, the main reason should be based on your own personal situation. I’ve been assisting buyers and sellers for over 40 years in all markets, and I can tell you that we were able to satisfy buyers and sellers in all of them.

Ok-all of that being said, there have been many unique markets that have made buying and/or selling a little better than others.

If you’ve been following my blog posts, you know I believe this market benefits BOTH buyers and sellers. Sellers get the best sales prices, short marketing periods, flexibility in terms and buyer requirements, and generally a much easier transaction. But buyers win, also. They get the benefit of the lowest long term interest rates in our history. In 5, 10, or even 30 years you will continue to be able to enjoy historically low house payments as long as you own your home (example: $500,000 30 year loan at today’s rate, 2;75%, payment $2,040.00/mo. At 5,5%, which is actually a little below our average for the last few years, that payment is $2,840.00/mo, a difference of $800.00 each month, $48,000.00 over 5 years, $96,000.00 over 10 years, and $288,000.00 over the next 30 years. Maybe buying now makes a lot of sense!
