New California Rent Control Law

There is a new law in California, effective January 1, 2020, that will have a significant effect on both landlords and tenants.

The new law is defined in California Civil Code Section 1947.12. It limits for certain properties the amount of increase in rent allowed (rent cap). It also restricts the landlord from evicting a tenant subject to a specific list of “at-fault just causes”.

There are a number of exemptions to the rent cap and just cause eviction requirements, and many landlords will not be subject to the law.

HOWEVER, ALL LANDLORDS MUST PROVIDE A DISCLOSURE TO THEIR TENANTS IN WRITING. That form is currently available. Just contact me for a copy to provide to your tenant, or to determine whether a property is subject to the new law.
